Nick Maud, director of research at Savills, has used socio-economic demographic data profiling to pinpoint where the highest proportion of over-60s enjoy a comfortable retirement.
Nestled between Torquay and Newton Abbott, Kingskerswell is hailed by locals as one of the top spots in south Devon. The tranquil pace of life, stunning countryside and proximity to the coast make Devon an idyllic location for those looking to downsize. It was chosen by Mr Maud not only based on its proportion of resident retirees, but also according to its property market and accessibility to supermarkets, GP surgeries, hospitals, and public transport.
Once a busy thoroughfare to Torquay, Kingskerswell has been transformed since the introduction of the A380 bypass.
It's now a sought-after destination for downsizers travelling from the M5 or M4 corridors, said Simon Fisher from Absolute estate agents.
He said: "In the past decade it's become a desirable place full of community spirit and with great connections."
It's full quaint thatched cottages surrounding a picturesque churchyard, where plant sales and bell-ringing sessions offer "mental stimulation and stress relief", he added. Dartmoor is also just a stone's throw away.
There are also plenty of community events, with a football club, a summer fete, pub events at places like the Lord Nelson, and the Kingskerswell Action Group busily planning the Easter fair.
The village boasts a library, a Co-op, and a health centre, while everything else you might need is within easy reach - a five-minute drive to Newton Abbott, 10 minutes to Torquay, or 25 to Exeter.
